GALAUNIA Farms Limited plans to undertake a land empowerment project by selling 4,500 plots to low and medium groups to address the shortage of accommodation in the country.
The company plans to initially inject K59 million in the project for road network, electricity grid, water reticulation grid, sewer reticulation grid, establishment/land preparation and development.
GFL says the proposed Kudu Village is a land empowerment project where individuals will be provided with an opportunity to own land on which they construct residential houses for family sustenance and posterity.
“The proposed Kudu Village is a land empowerment project being spearheaded by GFL. GFL’s role will end at the point of sale. Subsequent developments such as constructions will be the responsibility of individual purchasers,” this is according to environmental impact statement (EIS) report submitted by the firm to the Zambia Environmental Management Agency (ZEMA) and obtained by the Daily Mail yesterday.
The report says the project will be on 392 hectares and the development aims to give Lusaka a vibrant new housing estate for low to medium income groups.
It says the project will also act as the catalyst for the upgrade and re-development of Lusaka.
The land sale process will be done in phases starting with the approvals of statutory requirements such as the undertaking of an Environmental Impact Assessment (EIA) in line with Environmental Management Act (EMA) provisions and approvals including the subdivision approval by the Lusaka Province Planning Authority (LPPA).
The implementation of the project will create employment through the on-going construction work for the local community skilled members, thus 4,500 jobs among others.
On the negative front, construction will result in dust emissions and this will be mitigated by planting of trees and also by creating proper initial gravelled roads.
Other negative impacts are potential pollution of groundwater from various construction waste products and construction traffic which will be mitigated by the developer ensuring that the purchaser adheres to the contract of sale which will prohibit the drilling of boreholes and construction of soakaways.
The plots are located north of Mutumbi Cemetery and Remembrance Park in Chamba Valley and to the east of Kwamwena Valley Housing Estate.
